What is PropertyOS for?

Organization by home and room

Instead of relying on one long, disconnected list, PropertyOS gives information a physical context. An appliance, document, maintenance event, or contractor visit can be associated with the relevant room or category, making it easier to find later.

Equipment and maintenance

For each item of equipment, users can keep the details they consider useful and record important events such as installation, maintenance, repair, or replacement. PropertyOS acts as an organized memory; it does not replace professional advice or any required safety inspection.

Documents and contractors

Home-related documents can be grouped with the information they concern. Contractor details and completed work can also be organized so that the same information does not have to be searched for across multiple apps, emails, or folders.

Projects and home improvements

PropertyOS can help follow home projects: what is planned, in progress, or completed, which rooms are involved, and what information needs to be retained. It does not order work automatically or make financial or technical decisions on behalf of the user.

A 3D model of a room

On compatible devices, the current public version combines a structural RoomPlan record with an on-device textured 3D room model. Object Capture can also create a textured record of an object or linked equipment. Geometry, measurements, reference photos, and textured models remain identified separately. These representations are not certified professional surveys.

Original documents and regulatory evidence should be retained according to the requirements that apply to the user.

Current access and privacy

The current App Store description provides seven complete days of access for non-subscribers from first opening of this version, without automatically starting a subscription, followed by monthly or annual Premium options. If Premium ends, records remain stored and return after subscribing or restoring purchases. No account or Eternity Labs cloud is required. Limited pseudonymous product analytics contain no home content; document analysis runs on the device. Current PropertyOS listing.
